Ready to sell your home and move on to something better?

I’ve put together some steps below so you can have a better understanding of the process.

STEP 1:

SO, YOU’VE MADE YOUR DECISION.
Though we live in a digital age and sellers now have the option to sell their homes on their own, it’s important to weigh the pros and cons to determine the best fit for your circumstances. With a Real Estate agent, there is a lot of work that goes in behind the scenes to sell your home. Listing the home, showings, paperwork, negotiations, and inspections all get taken care of by your Real Estate agent to make your life significantly easier. Another reason that most sellers choose to work with a Realtor is that they are experts in their field. Your agent will provide you with guidance on how much home you can afford, incentives, and local market expectations. They will also let you know if you qualify for any special programs in your area.

STEP 2:

DETERMINING YOUR LISTING PRICE
Being realistic with your listing price can be the difference between an offer and having your home sit on the market for weeks or even months. Even though your home is special to you, it’s important to take an unbiased look at your home to determine its value based on the market and your personal expectations, this is where your agent comes in. Sometimes it is difficult to take this kind of approach when putting a price tag on something as valuable to you as your home, so having an agent assist you in these decisions is a huge advantage.

STEP 3:

PREPARING YOUR HOME
It’s no surprise that the better your home looks, the higher the chances you’ll have to get an offer. It’s always a good idea to prepare for the inspection phase by making sure your HVAC unit has been serviced, repair any plumbing or electrical issues, and make any minor improvements to the aesthetic of the home. Another important aspect to keep in mind is that buyers will be going to your home to view it so it is extremely important to keep a clean, clear, neutral space that will be appealing to new owners. Having the least amount of clutter in the home is also important because it allows the buyer to fully appreciate the size of the space. Too many pieces of furniture might make the rooms appear small and dark so give them that space to imagine their own furniture in the room.

STEP 4:

LISTING YOUR HOME
Whew! now that you’ve put in all that work on your home, it’s finally time to list it on the market! The real estate agent you are working with will list your home on the MLS database and all other listing platforms including Zillow, Realtor.com, Trulia, and many others. This part is why you need to carefully plan out your listing price. Your home price and details will be compared side-by-side to all the other homes in your area so you want to make sure yours is looking great and in the right price range.
