How I successfully marketed this unique luxury listing

Listing, marketing and selling a Savannah luxury listing is a challenge and activity I enjoy. Here is how I met the challenge for my latest sold success.

Preparation prior to meeting my potential sellers was key. When my sellers contacted me I immediately researched recent sales of similar properties and also similar listings currently for sale. This information I utilized to prepare a Comparative Market Analysis (CMA) for my sellers to review. A CMA is key to appropriately price any listing for sale. Being an affiliate of Christie’s Luxury International Real Estate always gives me a competitive edge and advantage in obtaining, marketing and selling a luxury property.
Sellers recognize the benefit of listing with a brand that personifies luxury living. The fact that I am a member of the National Association of Realtors (NAR) plus have earned Associate Broker license status, both signify to potential sellers that I am highly qualified to list and sell Savannah real estate.

After securing a listing agreement with my sellers I immediately started my marketing plan. This plan included these action steps:
● Engaging Back River Photography to take both still images and a video including drone shots of this exceptional penthouse. Showcasing the Broughton Street and downtown views and highlighting the penthouse interior amenities was a priority. Securing professional photography is a must!
● Entering the property in the Savannah Multiple Listing Service and across all social media platforms including Zillow, Realtor.com, Facebook, Instagram and Christie’s Luxury Real Estate network.
● Scheduling an upscale, catered open house for Savannah real estate Brokers to preview this listing.

The Savannah area real estate agents open house I hosted included live music, catered food selections, plus an open bar attended by an experienced bartender who mixed specialty cocktails just for this event, I created printed invitations and hand-delivered these to local Savannah real estate agents. Prior to the event I sent email reminders to the invitees to assure a good turnout. In addition I made certain to let agents know that I was making a One Love Pet Rescue donation for every Savannah real estate agent that attended this Broughton Street penthouse condo preview.

Sold! After marketing and showing this condo a perfect buyer made an offer. I was certain to move this transaction to a successful closing by keeping close attention to inspection, appraisal, financing and all other offer contingency dates. The result was a win for both my sellers and the buyers. The sold price was $879,000 which means this 2415 square foot condo closed for $364 per square foot.

The new owners of this Savannah Landmark Historic District condo will be able to enjoy a multitude of activities just steps away from their front door. Broughton Street has a wealth of shopping opportunities from national to local brands including the Gap, Banana Republic, H&M plus Parkers Mens Shop and Levy’s Jewelers.

Dining options from casual to upscale are also within easy walking distance. Alligator Soul is a long-standing choice for eclectic fine dining, City Market offers casual options with outside seating including famous award winning Vinnie Van GoGos pizza. . The newly renovated Sorry Charlie’s Oyster Bar and Paula Deans are just off Ellis Square and Vic’s On The River is a must for both residents and visitors. Follow up any of these dining spots with a trip to Leopold’s Ice Cream shop on Broughton Street.

If the new owners of 101 Barnard Street are museum lovers, the Jepson Center and Telfair Museums are just one block south. Also within walking distance is the impressive Savannah College of Art and Design (SCAD MOA) Museum and Ships of the Sea Museum.
